The housing market in Berlin is legendary for its lack of living space, horrendous prices per square meter and hefty rents. Statistics from the last year show that prices for house purchases have fallen in contrast to rental prices. For Berlin in general, the price per square meter is currently €4,992. This cross-section is mainly driven up by the enormously expensive apartments within the so-called Ring and especially the apartment prices in the direct center of the capital. So if you’ve been toying with the idea of settling in Berlin for a long time or simply want to escape the extreme rents, buying a house or apartment might be an idea – albeit an admittedly very expensive one. To make your search easier, we have searched for the districts with the cheapest apartments and houses in Berlin.
The cheapest square meters for apartments in Berlin
If you are looking for a relatively cheap apartment, it is best to look around the Hellersdorf district. At €3,077, this was the cheapest price per square meter in the whole of Berlin. After that, it only gets cheaper in Brandenburg! Many people don’t necessarily associate Hellersdorf with anything positive. Most people think of soulless prefabricated buildings, shopping centers and social problems when they think of the peripheral district. The district has some beautiful corners to offer, such as the Gardens of the World and the historic town center, which is located around an ancient church. Apart from that, the proximity to Brandenburg means you can be in the countryside quickly and leave the urban jungle behind you in just a few minutes!
The cheapest square meters for houses in Berlin
If you want a whole house, Müggelheim is the right place for you. With an average price per square meter of €3833, you will find the cheapest houses in the whole of Berlin here. Due to its distance from the city center, this outlying district offers plenty of nature and tranquility. Here you are surrounded by woods and lots of lakes and rivers. The large Müggelsee lake is just a short bike ride away and is particularly inviting for swimming in summer. It is also home to Berlin’s Little Venice, a canal system through which you can take wonderful canoe tours!
