In GDR times, when the city was still characterized by industrial buildings that have now been converted into world-renowned clubs, the Mokka-Milch ice cream bar was considered the place to be. It was one of the most popular meeting places in East Berlin – right on Karl-Marx-Allee. Where once fresh mocha steamed and people queued for their scoop of ice cream, silence has reigned for six years. Following extensive refurbishment, the owner now wants to change this as quickly as possible. An advertisement on ImmobilienScout24 shows: The pub in the listed building covers around 1,040 square meters on three floors and was offered for 29 euros per square meter. The listing has since been deactivated – an indication that a potential tenant may have already been found.

When asked who the new tenant is or whether there are several applicants, the estate agent responsible, Emanuel Piper, explains that no details can yet be given. However, one thing is certain: there is a lot of interest – despite the high rent of 30,160 euros per month. But what will become of the old Mokka-Milch ice cream bar? Will another gastronomy hotspot be created here, or will other usage concepts also be considered? According to the estate agent, alternative projects are also conceivable in the building. The iconic historical significance of the location was by no means neglected during the renovation – on the contrary: the historical substance was preserved in close coordination with the monument protection authorities.
Claudia Nier from the KMA II Neighborhood Council association is positive about the refurbishment and particularly highlights the newly developed third floor. However, she describes the rent as “unprofitable” and “illusory”. In her opinion, the building will remain empty if the rent is not reduced – as it has been for around a year. Nier, who has lived in the neighborhood around Karl-Marx-Allee for decades, recalls that many meeting places for young people and senior citizens disappeared after 1990. The joy in the neighborhood would therefore be all the greater with a café or a youth leisure facility.
Sure, the price is proud – but the property also has a lot to offer after the renovation: an iconic ceramic façade, striking awnings, a terrazzo floor with underfloor heating and a six-metre-high hall. It will be exciting to see what comes of it!
