The cost of living is rising. No matter where we look, many prices—such as gas—are going up , and housing costs remain one of the biggest financial burdens for many Berliners. While free activities for the whole family take at least some pressure off the wallet, it would of course be nice to be able to save on housing as well. Finding a spacious, modern, and centrally located apartment at an affordable price can quickly become a challenge. But there’s also good news for those looking for a place to live: In Berlin-Bohnsdorf, in the Treptow-Köpenick district , the state-owned HOWOGE is currently renting out new apartments at Kirchsteig 109–125.

The new construction project comprises a total of 48 rental apartments with two to four rooms, including duplexes. Living areas range from 57 to 85 square meters; the project was completed in July 2026. The first apartments will be ready for occupancy as early as October 1, 2026. Some of the apartments are publicly subsidized and can only be rented with a valid housing eligibility certificate (WBS). In addition, there are also privately financed apartments for which no WBS is required.
A 57-square-meter two-room apartment is currently particularly affordable, costing 399 euros in base rent with a WBS classification . That works out to exactly 7 euros per square meter. Add 199.50 euros in utilities, bringing the total rent to 598.50 euros . The apartment will be available for move-in starting October 1, 2026. Larger subsidized apartments are also available. For example, a 76-square-meter three-room apartment costs 532 euros in base rent or 798 euros including utilities. An 84-square-meter four-room apartment costs 588 euros in base rent or 882 euros including utilities.
Those who do not need a WBS can also find apartments in this new construction project, though they should expect a significantly higher rent. For example, an 85-square-meter four-room apartment currently costs 994.50 euros excluding utilities or 1,292 euros including utilities. The apartments are also modern new-construction units in terms of their amenities. The apartments feature open-concept kitchens and large windows and, depending on the unit, offer a balcony, a loggia, or a terrace. The interior spaces are designed to be threshold-free. Eighteen apartments are fully accessible and feature walk-in showers.

The building is also equipped with modern energy-efficient features. The apartments are powered by air-to-water heat pumps and photovoltaic systems and are designed as so-called “electric-only buildings.” The currently available apartments have an energy efficiency rating of A+. For families, there are also more than 200 square meters of outdoor play and activity areas. In addition, there are 111 bicycle parking spaces as well as several car parking spaces.
The new construction project is located in the green and quiet neighborhood of Bohnsdorf in southeast Berlin. The Grünau S-Bahn station is about 500 meters away and provides good access to public transportation. The Grünbergallee S-Bahn station is also nearby. The Buntzelberg sports field, daycare centers, and schools are also nearby. The Dahme River and the ferry between Grünau and Wendenschloß are also easily accessible.
A WBS is mandatory for these affordable, subsidized apartments. For the two-room apartment currently on offer, for example, a WBS level of up to 140 is required. Which WBS level qualifies depends, among other things, on household size and income. A WBS is not intended exclusively for households with very low incomes; depending on the subsidy level, it may also be an option for households with moderate incomes.
